When you join our team, you'll work alongside the most dedicated professionals in the industry and **open the door to unlimited career opportunities.** We are looking for a **Director of Service & Construction** to join our Asset Quality and Service team supporting our Operations teams in **Houston**, **Texas**. - Specific areas of ownership and expertise include but are not limited to operations support, support of and education in adherence to property P&L, support of CNOI, EGI and CSAT goal metrics and team member development. - Leadership and supervisory roles in project management, construction management, design build oversight, contracting, vendor management, budgeting, casualty response, insurance claim oversight, and EH&S support. ***Where You Will Work*** This role will be based out of the Houston area and require regular travel to all communities within the market. ***What You Will Do*** - Supports operations from a leadership level with complete understanding of property budgets, P&Ls, KPIs, systems (Entrata, Coupa, Brivo, SmartRent), and reporting. - Frequently engages in person and remotely with property and regional operations team members including CMs, SMs, GMs, RPMs, VPs, DOOs and AFOs. - Frequent and recurring travel to properties throughout the region of responsibility required. Travel to national level meetings required. - Heavily engaged in development of internal bench for ST, SM and ASM positions. - Supports acquisition and disposition processes including PCA review, on-site inspections, and budget development. - Post acquisition leadership and oversight of “AIR Edge” and other renovations or upgrades. - Understands, tracks, and ensures proper execution of all jurisdictional, lender, or code mandated activities including but not limited to (REAC, MOR, 40-year, Façade, Balcony, SCEP). - Coordinates, oversees, and reports out on the construction activities in the region to assure that projects are completed within prescribed schedules and budgets, and are in compliance with federal, state, and local regulations. - Supports compilation of annual CAPEX PCAs for consideration in annual budget reviews. - Supports annual R&M and COE budget generation and execution. - The ability to navigate POWER BI and MS EXCEL is required as is the ability to generate basic financial (IRR) analysis. ***What You Bring*** - Degree in property management, construction management, engineering, architecture, or related field strongly preferred. - At least 4-6 years of multifamily or facilities maintenance and operations experience. - Experience managing service side on a portfolio of multifamily assets, and multiple construction projects independently. ***What We Offer*** AIR offers attractive total compensation packages designed to recognize and reward performance including: - Expected pay range of **$145,000 - $165,000 base salary plus annual target bonus.** You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job. - **25% Rent Discount** at any AIR community (a rental application is required, and certain exclusions apply). - **Medical, dental, vision**, and life insurance options, HSA/FSA plans, short and long-term disability paid by the company. - **401(k) plan** with up to **6%** employer contribution. - Paid time off including **vacation, sick time, and 14 holidays.** - **Paid parental leave** of up to 16 weeks. - Tuition assistance program and up to **100% reimbursement** for job-related certifications and licenses. - 15 hours of **paid time annually for community service**. - Commuter benefits and pet insurance. - Consumer discounts on various products and services. - Opportunities for ongoing professional development, leadership training, and **career growth**. ***What You Need to Know*** Application Deadline**: The initial deadline for applications is 11/9/2026**.
